Mayer Polska is a modern office/industrial building completed in July 2005. It is located in the industrial area of Łódź, almost in the city centre, on a plot of 2.05 ha (location map enclosed). The outline of the building is approximately 5000 m2 in area, the car park with a training yard is approx. 2,700 m2, while the remaining area of 12,800 m2 is undeveloped and ready for further investments.

 

The building is comprised of a single-storey production hall with an entrance hall – a vestibule allowing for unloading delivery trucks (e.g. TIR trucks) while the outer gate remains close, a storage hall, and a two-storey office unit. The production hall contains an air-conditioned office (two rooms) and employee lounge area. The office is accessible by two entrances: the main entrance from the street (through a lodge) and the second directly from the car park. The building entrance is very stylish, its floor tiled with natural stone. The ground floor, apart from the two office rooms, also houses the above-mentioned lodge, a toilet for the staff, and two garages: one with a small store area and the other affording direct access to the office.

 

The storage and production halls have four industrial segment gates, which are lowered and raised electrically: two in the car park, one separating the production hall from the vestibule, and one between the production hall and the storage hall. The production hall has direct access to the lounge area for production workers (with a locker room, bathroom and a fully fitted kitchen-cum-dining room).

 

The office areas house separate rooms with high-end finish up. Two of them are fully finished up, i.e. they include full kitchen fittings. One of the offices is finished to an extraordinary high standard: with a stone-tilled floor, exclusive kitchen and toilet fittings, appropriately arranged lighting, and a separate exit to one of the garages. Moreover, each office is connected to the power grid, has a telephone and computer network with a separate server room, as well as central heating and an air-conditioning system allowing temperature adjustment for each room. The floors are covered with a fitted carpet, the walls and ceilings – with drywalls, and the windows are aluminium. The toilets are fitted out conventionally. The kitchen annexes are already connected to the utility supply network and are prepared to be fitted.

 

Apart from the offices, the first storey of the building also houses two fully furnished apartments, each with a fully fitted kitchen annexe, bedroom, bathroom, and a separate air-conditioner.

 

The training yard situated in front of the production hall is prepared to take the load of heavy vehicles, and the nearby car park affords the parking space for 35 cars. Both are cobble-stoned, fenced in and accessible through an automated gate controlled either by the central intercom system or directly by remote controls.
